Site Evaluation

 
Mill Creek Custom Homes offers complimentary site evaluations in an effort to assist you in choosing the perfect location for your new home, meeting with you on land you already own or land you are considering to purchase.

A thorough site evaluation is important to make sure that you also consider the placement of items such as your water well and septic system, as well as future improvements such as ponds, barns, fencing, etc. This site evaluation meeting will also prove helpful in assisting our customers in planning the most efficient site choice as it relates to building pad and lot preparation costs.

Design

 
One of the hardest parts of building a new home is searching for The Right Plan. Homebuyers get lost in the process of searching for and selecting an architect, and then can be shocked at the costs associated with the process of designing a new home. Not at Mill Creek Custom Homes! Our team is here to provide all of the support and services you need and best of all – IT IS FREE! Why pay someone to design a dream home for you only to find that it does not fit your budget. Finding the right home means finding one that fits both your lifestyle and your budget and this is all a part of our complimentary service to you.

Mill Creek Custom Homes offers every customer the opportunity to modify one of our existing plans or design a new plan – just for you. The design process starts with a preliminary design meeting that helps our design team understand what is most important to you and your lifestyle. Every detail of the home will be scrutinized. We know that every aspect is important and once we have the criteria for designing your new home we will develop a preliminary design based on your inspiration. The design team will not rest until we have designed the perfect home for you. Once the design process is completed we will provide you a complete set of construction specifications and bid to build your new home on your property. From there, you will be making selections in no time!

Construction

 
constructionAs with all of the previous processes focusing on the design and planning of your new home, you will also be involved in the construction process. We have developed a construction process where you are encouraged to be part of the building of your new home rather than just a bystander. There are several phases of construction where we will request you meet with us, such as the pre-construction meeting where we invite you to sit down and review the plans and specifications to discuss every question or concern you have regarding the plans in an effort to create a smooth and easy construction process for your new home. Once construction commences, additional meetings will be scheduled with your Project Manager to walk your home with you to gain your input, address any concerns or changes, or discuss decisions which are necessary, all in an effort to avoid costly modifications later.

We know you will have additional questions along the way. You may want to make changes or you may just want to meet to walk the house prior to the next phase of construction. You should have the comfort of knowing that every home built by Mill Creek Custom Homes receives the care and attention of the entire management team, we will always be there to answer any and all questions along the way.

Contract

 
Now that you have found the Right Home, it is time to make it yours. Our simple contract process will have you enjoying your new home soon. If you have chosen one of our stock plans our professional sales staff will assist you in the contract process. Mill Creek Custom Homes utilizes a standard New Home Construction Contract endorsed by the Texas Real Estate Commission. Three thousand dollars is all it takes to start the process. Once you have completed your purchase contract you will be making selections for your new home in no time.

However, if one of our plans does not meet your needs, we can either modify one for you or design one specifically for you. Once again our professional sales staff will assist you in the contract process when all the bids return from our estimating department. Five thousand dollars earnest money starts the process of finding the right home for you.

Financing

 
Financing can be one of the most aggravating parts of building your own home. At Mill Creek Custom Homes we have made it easy for you. With our in-house lending department you can get pre-approved right away. The first step is to complete the application, which can easily be completed online at Dbabb.goldwaterbank.net.

From there, our finance team completes the approval process and then assists you with finding the right construction and permanent loan for you. With our in-house lending team, we can simplify the process for you.

After your new home is completed, Goldwater Bank will then refinance your construction loan into your permanent long-term mortgage.

Mill Creek Custom Homes and Goldwater Bank are here to assist you in every aspect of your loan and our in-house loan consultant, Dallis Babb, makes it extremely convenient for you. Selection

 
Now it is time to choose your selections. At Mill Creek Custom Homes we want this to be an exciting time for you and we want to make this process as easy as possible. We have on-site selections for everything you need to choose for your new home available at our Design Center in Chappell Hill, Texas. And, if we don’t have it at the Design Center, we will assist you in finding that special item for your new custom home.

You are also able to go directly to our vendor’s showrooms to select the items that will be going in your home. And rest assured, if we don’t have it at the model home, we will assist you in finding that special item for your custom home.

When you purchase a Mill Creek Custom Home, you become part of our family. Our mission is to employ the finest construction practices to do what is right for you and the project the first time. But you also need the security of knowing that if something does go wrong you are covered, and with Mill Creek Custom Homes, you will be.

In addition to Mill Creek Custom Homes’ full one year warranty, our company offers a regimented 10 year structural warranty provided by Homes of Texas RWC.
